HVS letter of objection to second Broadcommon Road application

A new planning application (No: 223805) on land at Broadcommon Road, Hurst RG10 0RG was received by Wokingham Borough Council on 25th January 2023 ;
"Outline Planning Permission for a phased development including the proposed erection of up to 33 no custom and self build homes (plots) to include 17 no affordable homes plus public open space ,equipped play area, landscaping and other associated infrastructure (All matters reserved except for access)."
This differs only slightly in wording, but perhaps significantly from the previous planning application (No: 213378) which was refused by Wokingham Borough Council on 10th January 2022. Whilst the total number of dwellings remains at 33 the number of affordable homes is increased from 14 to 17. More importantly is to understand what is meant by "a phased development including the proposed erection of...." which is different from the original application and hopefully will become clearer when all the documents submitted as part of the application are studied in greater detail. The closing date for public consultation is 15th February 2023 but is expected that because on the Planning Public Inquiry in relation to Land East of Lodge Road (Tape Lane), Hurst Parish Council will ask for an extension of time in which to respond.

An Outline Planning Application has now, as expected, been submitted to Wokingham Borough Council (WBC) in their role as the Local Planning Authority. Following the developer’s presentation to Hurst Parish Council earlier this year, HVS has been looking in broad terms at the issues and concerns raised by their proposals. We will now look at all the documentation submitted in their application in detail so that we are in a position to respond formally to WBC. As part of this process we would look to propose some comments you may choose to include in your own personal response to WBC as it is important that as many people as possible make their views known, but these must be based on material planning considerations, which is where HVS can provide you with the appropriate detail.
